These are our most common Custom House Design Packages. You will need the free Adobe Reader to view the sample files. The samples are full scale plans, you will want to use the zoom and hand navigation feature in Adobe Reader to see the details as they would appear printed out on 24"x36" paper @ 1/4" = 1'-0" Scale.

About Our Plans:

Our custom house plans are created with the highest standards of quality. Each home plan goes through a comprehensive checking process to ensure accuracy. Our house plans are drawn to meet the 2009 International Residential Code for One & Two Family Dwellings with all Amendments to date. (Many states and counties amend the codes in their area, consult your local building officials to determine the plan, code and site requirements)

We include all of the drawings typically needed for construction, except for site specific information and heating or cooling requirements. Each building department's requirements for plan submission vary. We recommend that you contact the building official in your area for their specific requirements.

Our custom home plans are a complete construction set As Specified by The National Council of Building Designers Certification They contain all the necessary construction details and framing close ups as well as detailed material / construction specifications and schedules required to convey your ideas to the Builder and Sub Contractors responsible for your Homes Construction.

Full Detailed Package

Fully Detailed Custom House Design Package:

This is our most popular home plan package as it provides the most detail and information for construction, soliciting bids and overall needs for the contractors involved in your project. In most cases the house plans are a part of the contract on a home and thus the more information you have the less likely you are to get in trouble. Also in the house design process in order to get the information that goes into the custom plans you have to do your homework and make key decisions along the way.

 

Includes:
  • Detailed Architectural Floor Plans for each floor level. Includes Decks/Patios.
  • Foundation Plans and Architectural Details.
  • Front, Rear, Left and Right Side Architectural Elevation Views and Details.
  • Architectural Roof, Ceiling and Floor Framing Details and Specifications.
  • Kitchen and Bathroom Fixture Layouts Details.
  • Door and Window Details. ( We use actual name brand window and door specs.)
  • Exterior Finish Details and Specifications. (Where Needed)
  • Interior Finish Details and Specifications. (Where Needed)
  • Special Architectural Details Notes and Specifications. (Where Needed)
  • Detailed Framing Diagrams and Specifications. (Code Compliant)
  • Electrical & Mechanical Layout and Specifications.
  • Detailed Materials Cut List.

Basic Design Package

Basic Custom House Design Package:

This is the most popular package with our professional contractor clients. Someone that has built several houses has already established the relationships with subcontractors and suppliers and will also more than likely be available on site at any given time to answer questions and oversee the work performed.

Conceptual Design Package

Conceptual Custom House Design Package:

This package is a "Not For Construction" basic conceptual layout with a Front Elevation. This is a good tool for submitting to a Design Approval Committee or a Construction Lender prior to going through the expense  of a full house plan. If you chose this package and then decide to upgrade to one of our other packages we will discount the upgrade to offset some of the cost of the concept design.

We also do Remodeling Project Plans, Kitchen Designs, Deck Plans and Drafting by the hour. We do these by written quote only so if you have a project and need a set of plans or drawings please give us a call.
